"Do It Yourself" Chinese Drywall Remediation!

Last week, a caller to our Chinese Drywall Hotline told me that he was going to remediate his home by himself.  He told me that all he needed was "a sledge hammer, new drywall, and paint", then his problem would be solved!

 

The only thing he was missing from a true "Do It Yourself" (DYI) list is a roll of duct tape! 

 

All kidding aside, there are way too many Homeowners, Investors, and Contractors out there that are willing to take shortcuts in order to save a few bucks.  Taking those shortcuts can save money up front, however many are learning that it often costs them more to take the shortcuts than it would have to do it right in the first place! 

 

True story:  An Investor contacted Kross Inspectors last week to inform us that he had performed Chinese Drywall Remediation on a home.  He wanted us to come out and perform a final inspection of the property and state that it is free and clear of Chinese Drywall.  Unfortunately, this was not possible since we were unable to "witness" the remediation process.  By not observing and documenting the entire process that he went through, we were unable to clearly state that all defective drywall was removed from the home.  Furthermore, the shortcuts taken by him during the remediation process stood out like a sore thumb (a/c coils were not replace, wiring was not touched, and the odor of defective drywall was still very strong)! 

 

When informed of the final outcome of the inspection, the Investor simply stated "Well, I guess I should have had you guys come out in the beginning!"

 

Although there are many different opinions about what should be replaced when remediating a building for Chinese Drywall, one thing is certain.  Anyone undertaking the task should ALWAYS contract with a third party source to document the process.
