CHINESE DRYWALL UPDATE 05/25/2010

As the leading provider of Chinese Drywall and Home Inspections in Florida, we have found that many homes have existing conditions that pose a safety and/or health hazard to potential Home Buyers and Realtors. We would like to take an opportunity to provide you with some safety tips while viewing homes.

Exposed Wiring? DO NOT TOUCH!

Many of the homes we inspect (especially Chinese Drywall Homes) have electrical outlets and/or switches that are already removed from the wall. Even though it may appear that the home does not have electric service, we caution people about touching these components. You should always consult a professional before removing outlets, fixtures, and switches.

Respiratory Dangers

With over 6,000 Chinese Drywall Inspections, we have found that many of the homes that are positive for defective drywall also contain many other problems that compound the respiratory problems that most people experience. Although we are not medical professionals, we can relate with our experiences. Our Inspectors must wear specialized "Respirators" in order to prevent the common symptoms associated with Chinese Drywall such as coughs, sore throat, nose bleeds, and headaches. If you find yourself experiencing any of these symptoms while viewing a home, please GO OUTSIDE! The quickest way to eleviate the symptoms is to expose yourself to fresh air and drink lots of water. If your symptoms persist, please seek medical attention. Furthermore, the lack of maintenance in these homes also promotes MOLD growth! Over 25% of the homes we diagnose as being positive for defective drywall also have moisture related issues!

Other Hidden Dangers

Of course there are many hidden dangers in vacant homes that could take up four or five pages like this. Please use common sense when walking through and viewing vacant properties. Here's a short checklist:

  • Always knock on the door or ring the doorbell prior to entering the home (some homes are occupied by "Squatters").
  • If anything appears wrong, ASSUME it is. Leave the property and call for assistance.
  • If you are by yourself, please make sure that someone else knows where you are and what time to expect you back.
  • Watch out for broken items that can cause injury (broken glass, broken doors, broken mirrors, trip hazards, objects protruding from walls, etc.). A good rule of thumb while waking through is to always look up, down, to the right, and to the left before walking forward.
  • Look BEFORE you touch. Do not touch surfaces with strange substances on them. Be cautious of opening appliances (always hold your breath first).
  • Do not operate appliances (trained professionals know how to prevent accidents by performing a thorough examination PRIOR to turning on an appliance).
  • DO NOT CLIMB! Do not climb on cabinets, appliances, or climb onto the roof surface. Many accidents happen when people stand on cabinets (many are not secured enough to hold a person's weight). Roof surfaces are very deceiving. They may look solid, but you may not find a soft spot until you step into it!
  • Finally, WASH YOUR HANDS! Always wash your hands after viewing a vacant home. Many germs grow in homes that are not properly maintained.
