…One of the biggest misconceptions made by real estate agents. During times like these realtors and real estate agents are looking at every angle of a deal to make sure that it goes through. You work for days, weeks, and sometimes even months to close on house and the last thing you want is for that deal to fall through in the final moments of the process.
Some agents are afraid that a home inspection could actually break the deal that they worked so hard for. Well, I’m not going to beat around the bush; it happens. However, you have to ask yourself what is more important: making a onetime sale with a client or gaining the trust from your client because you recommended a quality home inspector who just prevented them from buying a “lemon” house. I had a good friend/business associate tell me the other day that the one thing she wants from her clients is for them to remember to call her for anything. For example, her client had just bought a house in an unfamiliar area and needed some help finding a department store. The lost client called her to ask for directions rather than ask a stranger or open a phone book. So next time that client needs to buy or sell a house, who do you think he will call first?
Some agents might say, “Lately I only deal with REOs and short sales and they are sold ‘as is’ regardless of the home inspection.” Although this may be very common in this area during these times, it is still vital to have a thorough home inspection done before purchasing. Many REOs have been vacant for months or even years. Many times a vacant house can have more issues than one that has been occupied. Since many times the bank will not pay for these repairs, the deficiencies may be too much for the buyers to handle financially. So you just gained the trust of your client by not forcing them to buy a problem house.
