A/C Tips For Home Buyers

After each of our Home Inspections, our Inspector gives the potential Home Buyer a tour of the property in order to review items found during the inspection and also to provide maintenance tips that will help the new Home Owner get the most out of their new property. 

Currently with our temperatures being in the 90’s, the most common question from a potential Home Buyer is “How is the A/C doing?”

Our Inspectors always test the performance of the heating and cooling systems and report on any visual deficiencies found.  In testing the performance, the Inspector is measuring input and output temperatures of the system in order to determine if the system is functioning properly. 

While performing our “Walk Through” with the potential Home Buyer, the Inspector will always recommend that the Home Buyer perform routine cleaning and maintenance as soon as they take possession of the property.  This is the most important thing a Home Owner can do to prolong the useful life of this major component and should be completed at least once per year.  By having this procedure completed immediately upon occupancy, the new Home Owner can start off with a “Clean Slate”!
