"I Should Have Hired Kross Inspectors!"
Our firm received a phone call last week from a young newlywed couple that now regrets buying their "Dream Home".
Why?
They purchased a home that has Chinese Drywall!
The "Dream Home" they found was built in 2006 and was perfect to begin their life together while having enough room for them as their family grows. When the offer they made on this home was accepted, they did the right thing by deciding to have the home inspected. Unfortunately, the Inspector they chose was one referred by their Realtor and missed the fact that the home was contaminated by toxic drywall. The newlyweds are more upset with themselves than they are with the Inspector or the Realtor.
In March of 2011, the couple contacted Kross Inspectors inquiring about our Home Inspection services. (Kross was one of three firms referred by their Realtor.) Their first question to each firm they contacted was "How much do you charge for a Home Inspection?" Even though we explained that we were the FIRST in the country to offer Chinese Drywall Inspections and had the MOST experience, they decided to go with the least expensive firm and save $25 compared to fees quoted by Kross Inspectors.
To make things worse, the Inspector they chose did not even report on Chinese Drywall in his Report. He disclosed to the Clients that he would only "check around" for problems, but could not include it in his report. Unfortunately, the newlywed couple is found in a situation in that they have to move out of the home (she is now pregnant) and rent a home while they decide what to do.
Our hearts go out to this couple. Kross Inspectors is providing free consulting services for them as they go through the process in order to help prevent them from making another costly mistake when it comes to remediating the home (should they choose to do so.) For now, they have abandoned the home as they realize the cost to properly remediate is almost equal to the amount they paid for the home!
What's the moral of this story?
When interviewing Inspection Firms, your first question should not be "How much is a Home Inspection?", but "What do I get for my money?"
The Client commented: "I wish I had gone with you guys instead of taking the cheap way out. My $25 mistake may end up costing me my home and my credit."
Although our fees are competitive, we are not the "Cheapest" in town. Remember, "you get what you pay for." Don't make the mistake that this couple made.

Florida Changes Wind Mitigation Report, AGAIN!
First of all, what is a Wind Mitigation Report?
A Uniform Wind Mitigation Verification Inspection is a form issued by the Florida Office of Insurance Regulation that mandates Insurance Companies to provide discounts to Home Owners that have ensured their home can withstand major storms.
These discounts can range from a few hundred dollars per year to Several Thousand Dollars!
In order to qualify for these discounts, the Inspection must be performed by a qualified Inspector.
The form required by the State of Florida has seen significant changes over the past two years. The changes are intended to provide Insurance Companies with enough information to determine what risk the property poses during a high wind storm.
On 2/1/2012, ALL Inspectors will be required to use the new Uniform Wind Mitigation Verification Inspection Form [OIR-B1-1802 (Rev. 01/12) Adopted by Rule 690-170.0155]. This new mandatory form requires the Inspector to perform more due diligence before and after the Inspection and to report more details of components than the previous versions required.
Don't worry, these changes allow for even more discounts for Home Owners as they provide more detailed evidence regarding the roof construction and hurricane protection installed on the property!
However, this does mean some changes regarding the Inspection itself:
Wind Mitigations will remain to be a valuable tool for Consumers, whether they are existing Home Owners or Home Buyers looking to save on Insurance premiums.

Purchasing A Home That Has Been Remediated For Chinese Drywall
There are some amazing opportunities for Home Buyers in our market. One of these opportunities is to purchase a home that has had a complete remodel of the interior. However, many of the remodeled homes available in the market today were remodeled only because they originally contained problem drywall from China!
Being the most experienced in performing Chinese Drywall Inspections, Kross Inspectors receives inquiries daily from potential Home Buyers and Real Estate Professionals about Chinese Drywall Remediated Homes. Here are some of the most frequently asked questions:
Will Chinese Drywall come back after the home has been remediated?
The problem with Chinese Drywall is that it produces an "off gas" that occurs when the drywall is subjected to high temperatures and humidity levels. If 100% of the Chinese Drywall is removed from the property, then the source of the problem is eliminated. However, the gases that were emitted while the drywall was installed in the home were most likely absorbed by other building materials and personal property. We often notice residual effects of Chinese Drywall after remediation is complete when these affected materials are not properly cleaned or replaced.
How do I know that a property has been remediated properly?
The only way to confirm that a property has been remediated properly is to witness the entire process yourself or rely upon third party documentation provided by the Seller or Remediation Contractor. Reputable Remediation Contractors and Sellers will hire an independent Inspector that does not have any interest in the property to oversee the remediation process. That Inspector will provide a thorough report showing all the steps the Contractor took to remediate the property. At a minimum, this report should state that 100% of the problem drywall was removed from the property. If any drywall was not replaced, the report should clearly state that the drywall was laboratory tested and confirmed to be non problematic.
I am purchasing a house that has been remediated. The seller has all the building permits and Inspections from the City or County that shows the house was remediated. Should I rely upon those inspections to make my decision?
NO! The permits required by municipalities for Chinese Drywall Remediation DO NOT require that the Contractor remove ALL drywall from the property. The inspections performed by the building Inspector ONLY provide evidence that certain components were installed according to current code.
Are there any government agencies that provide regulations for Chinese Drywall Remediation?
No. There are no government regulations that require certain steps in the remediation process. However, the U.S. Consumer Product Safety Commission does offer guidance. The Contractor that performed the remediation on the property says he replaced everything. Should I believe him?
Although there are many reputable contractors out there performing Chinese Drywall Remediation projects and doing it right, there are still many that take short cuts and place buyers at risk. It is still wise to demand a copy of a third party Inspection report performed by an Independent Inspector. It should also be noted that Kross Inspectors has performed over 500 Inspections on homes after they have been remediated for Chinese Drywall. Over 60% of these homes still displayed positive indicators!

NO DEFICIENCY! The aerator for the water system was installed on a platform in order to provide extra water pressure to the home. The home owner intended to use "gravity" to increase the pressure! Although this is not a deficiency, a much easier way to increase pressure is to install a pressure tank!

Chinese Drywall Update 12/23/2011
This week a published settlement agreement from a Chinese Drywall manufacturer became available. The agreement shows great promise that there may be recourse for those that have suffered damages from the effects of problem drywall being installed within their home.
A few highlights from the published settlement agreement:
One of the most important requirements for eligibility to participate in this settlement agreement is to provide proof that the Chinese Drywall was present in the home PRIOR to the settlement cut off date of December 9, 2011.

Are Swimming Pools Included In The Inspection?
Swimming pools are a popular upgrade for many homes in our area. Who couldn't envision sitting by the pool in the warm Florida sun? Especially this time of year when high temperatures in Minnesota this week will reach 22 degrees!
Does a typical Home Inspection include the swimming pool that we all want to lounge around?
No. Most Home Inspectors exclude the swimming pool and its associated equipment from the Inspection or they charge extra!
To ensure a Home Buyer is obtaining the most comprehensive inspection possible, they should always insist that the Inspector include the following without extra charges:
Common sense tells us that there are many "hidden" locations under the surface of the pool structure that cannot be visually inspected. These items include buried plumbing components, buried structural elements, and buried electrical elements.
What about the Pool/Sap Heater?
It should be considered that although the Home Inspector may operate installed pool heating equipment, the time limitations placed on the inspection do limit the ability of the Inspector to determine if the heater is actually heating the water!. (A typical pool with the correct size heater increases the temperature at 1 to 2 degrees per hour. A spa may increase 1 to 2 degrees per minute.)

Water Intrusion Part 3 Of 3
In our final article of this series, we discuss an obvious source of water damage to a home. The Plumbing!
Plumbing leaks, even a slow drip, can cause serious property damage!
Many home buyers are taking advantage of purchasing vacant foreclosed homes at great prices! With these great opportunities, come some risks. These risks include purchasing homes that may have plumbing problems that are not detected until the water service is restored.
Plumbing Leaks That Can Cause Property Damage & Promote Mold Growth:
?Leaking Shut Off Valves: Shut off valves are typically located within cabinets under sinks and can create slow drips that accumulate water. These slow drips create an ideal climate for MOLD to grow! This is why it is important to test and inspect shut off valves at least once per year and to check under sinks at least once per week. (When you reach for that towel, tube of toothpaste, or dish soap, STOP and look for water!)
?Leaking Faucets: Leaking faucets can often drip to interior wall surfaces or into cabinets. If your faucet leaks around the handles or under the spout, watch for where the water travels. You will find that often it disappears! When it disappears, it is traveling to a location where it will accumulate and promote MOLD growth and damage adjacent surfaces!
?Loose Toilets: Loose toilets can create hidden water damage very rapidly. Loose toilets often leak water at the seal where they are mounted to the floor. These leaks can damage floor coverings, and also create an unsanitary condition within the home.
?Sink/Tub Overflows: Overflows that are not properly connected or damaged can also create pools of water that promote mold growth and damage adjacent surfaces.
?Water Heater Fittings: Water heater fittings require constant monitoring. When a water heater fitting fails, often water accumulates unnoticed and can cause ideal MOLD growth conditions AND cause significant damage to adjacent surfaces. Water heaters should be reviewed at least once per week. Any small leaks require IMMEDIATE attention!
These are only a few examples of how pluming leaks can cause significant problems in a home. Not only can plumbing leaks damage adjacent materials and create ideal conditions for mold growth, but they can significantly increase utility bills! (Keep in mind, even homes serviced by private wells can be affected. Water leaks cause the well to activate more often which increase electric bills!)

The number one culprit for damage to a building is WATER!
This article is the first in a three part series of our exploration of how water can be a home's worst enemy. In this article we will explore common problems with a roof that invite water into the interior of the home and can often cause major structural damage over time:
The Roof is the home's first barrier of protection against the effects of WEATHER. The most common weather event that concerns the home's occupants is RAIN!
