With over 50,000 Inspections performed since being founded in 2007, Kross Inspectors has developed Inspection processes and packages to fit anyone's needs when purchasing a home.   
 
In order to help Consumers and Real Estate Professional choose the right Inspection Firm for their needs, we have compiled the following list of Frequently Asked Questions.  Please keep in mind that not all Inspection Companies are the same.  The answers to these questions apply ONLY to services offered by Kross Inspectors.

Q: What is included in your typical home inspection?
A: Our Basic Home Inspection for purchases include the following elements: Foundation, Structural, Exterior Grading, Swimming Pool & Equipment, Water Equipment, Exterior Roof, Roof Structure, Heating & Cooling, Attic, Insulation & Ventilation, Electrical, Plumbing, and Interior (Including installed appliances & searches for evidence of surface mold). A free Chinese Drywall Inspection will be included on homes built from 2001 through 2010. Q: Aren't FEES the only difference between Inspection Companies?
A: NO. Although State Licensing does mandate some minimum guidelines for Inspectors, these minimum guidelines do not always arm consumers with enough information to make decisions. Kross Inspectors offers many additional services within our basic pricing which other Inspectors do not or are not properly qualified to offer. We are so confident that you will receive more services for your money that we offer a PRICE MATCH GUARANTEE. We will meet or beat any other Inspector's fee for comparable services. 
 
Q: Do you inspect for mold?
A: We do include a search for visual evidence of surface mold within our Basic Services. However, this visual Inspection cannot tell if there is a hidden "airborne" problem.  In order to determine if an indoor air quality problem caused by mold exists, air samples must be taken for laboratory analysis.  We offer this type of testing within our Environmental Home Purchase Package. This package includes both Mold and Radon testing at an affordable fee due to significant discounts offered when all services are performed at the same time!. CLICK HERE for more information!  
 
Q: Do you inspect for Chinese Drywall?
A: We include an inspection for Chinese Drywall with home inspections on homes built between from 2001 through 2010 with no additional fee. We also provide stand alone Chinese Drywall Inspections. To find out more about our Chinese Drywall Inspections, click HERE. 
 
Q: Should I have a Radon Test?
A: Radon is present everywhere. Due to the simple fact that Radon levels differ from one property to another, the only way to know is to test!. We have Florida Licensed Radon Measurement Technicians on staff to perform Radon Testing. Knowing the levels of Radon within your home is very important to protecting your family's health. Q: How long does a typical home inspection take?
A: The typical home inspection takes an average of 3 -4 hours on site for homes up to 2,000 square feet living area, depending on the condition. Larger and older homes may take more time. Our Licensed Inspectors DO NOT take shortcuts. This ensures we are providing you with an accurate assessment in order to make an informed decision.  Keep in mind that Kross Inspectors does deliver Inspection Reports ON SITE.  Your comprehensive report, including photos is emailed direct from the property being Inspected....NO WAITING!  
 
Q: How far in advance do I need to request an appointment?
A: With our full staff of Inspectors, we can book your appointment with only 24 hours notice.

Safety During The Inspection
We understand how curiosity gets the best of us, but we encourage Clients and Realtors to follow these basic rules while attending an Inspection:
 
1. If the power and water are OFF when you arrive, DO NOT TURN ON! Your Inspector is specifically trained in assessing possible hazards prior to engaging water and power services. Turning on these services without making the proper assessment not only poses a risk of damage to the property, but can create serious safety hazards to those attending the Inspection!
 
2.  DO NOT OPERATE APPLIANCES! Again, the Inspector is trained to identify and assess any potential hazards or situations that may cause damage to the appliance or property prior to engaging the device!
 
 
 
 
 3.  LOOK BEFORE YOU TOUCH!  Before you reach inside cabinets, turn on light switches, or open doors/windows, look for potential hazards such as broken glass, exposed wiring, or even pests that bite!

Good Evening,
 
Please be advised Kross Inspectors is currently monitoring Tropical Storm Maria in the Atlantic. It is too soon to know if this will impact SW Florida and we are certainly hoping it DOES NOT!  
 
The National Hurricane Center has issued Tropical Storm Watches for portions of the Lesser Antilles and additional watches may come tonight and Sunday. 
 
Maria could affect the British and U.S. Virgin Islands and Puerto Rico by midweek as a Hurricane.
 
We are back on alert to monitor this system's developments and will issue updates as needed.  
 
We understand the timing could not be worse for another storm to affect our area and we are in hopes the models change to send this storm northward into the Atlantic to dissipate.
 
Regardless, we will be ready again to dispatch teams to install shutters should the storm gain forward momentum towards our area. 
 
As we recover from Hurricane Irma in SW Florida, we will be organizing our teams again this week in in hopes it will not be necessary to proceed with installing shutters for Maria.  
 
Please find below the graphic from the new Experimental Arrival Time of Winds from the National Hurricane Center as well.  This helps us gauge when storm force winds may approach our area.

STORM PROCEDURES:
  • Should your neighborhood fall under a Tropical Storm Warning, we will start making phone calls to you in order to provide verbal status updates on local storm coverage and inform you of our procedures and time frames for preparing your home. 
  • Upon issuance by local authorities of a Hurricane or Tropical Storm Watch, we will activate our team of Licensed Inspectors to begin securing homes.  Our procedures will include storing loose items (yard ornaments, patio furniture, etc.) and installing hurricane protection on doors and windows.  We will take photos of procedures to be provided post storm in a summary report. 
  • Should our area sustain a direct hit of a Tropical Storm or Hurricane:
    • We will perform a damage assessment of your property as soon as safely possible.
      • We will provide you with the damage assessment via telephone immediately and follow up with a short report including photographs via email within 24-48 hours.
  • Should damage be found during our initial assessment, we will make every possible attempt to prevent further damage and secure the property, then coordinate with you to arrange for appropriate contractors to make necessary repairs. 
  • If your neighborhood experiences a power loss and your property is vacant, we will begin daily drive by inspections of your property in order to ensure it is protected until power is restored and alarm monitoring is active. 
  • Rest assured that our offices and Inspectors are equipped to maintain constant communications throughout power outages both via email and telephone.

Irma 8:00 PM Update
Good Evening,
 
Not much has changed today in the projected forecast. The cone has shifted slightly to the east today, but still leaves our area in most models as being vulnerable to high winds and rains.  
 
As many of you know, our crews have been working diligently today to install shutters. Unfortunately, we did run into some delays with newer Client homes not having proper floor plans and shutter designations. This is why we encourage everyone to make plans for these events well in advance.
 
We have contracted more labor in order to increase our team efforts tomorrow and Friday to complete our tasks.  We are happy to announce that more than 90% of our routine HomeWatch and Annual Subscriber properties are protected on the first day of our dispatch!
 
We have included a second graphic below (new from the National Hurricane Center this year) as we do anticipate we will be able to continue installation of shutters through midday Friday as well. The graphic shows anticipated time of arrival for tropical storm force winds in the area. This will help us keep on track with the last minute phone calls received from new Clients and non annual subscribers earlier this week.

Irma 2:00 PM Update
Irma is getting stronger every day since developing over the weekend.
 
As of the 2:00 PM advisory, Irma is anticipated to make a path towards Puerto Rico and Cuba over the next couple of days.
 
The National Hurricane Center anticipates another turn Northwest sometime Tuesday.  
 
As you can see by the image below, we are not yet in the forecasted track.  However, we will continue to monitor for developments and send new messages out as needed.  (Below the image, you will see a reminder of our protocol in activating emergency procedures for our HomeWatch Clients.)

SAFETY FIRST! A Pre Inspection Checklist For Clients and Realtors
With the experience of over 40,000 Inspections, the Inspectors of Kross Inspectors have seen nearly every possible hazard you can encounter before and during a Home Inspection!

Our Inspectors know what hazards to look for in order to reduce risk of injury to everyone attending the Inspection as well as reduce risk of damage to the property.  Please allow the Inspector to take the lead in preparing the home for the Inspection by following the easy safety procedure checklist below:
 
 
Approach and Entry:
  • Knock/Ring Bell First. Even though the property may be known as vacant, announce yourself before entering. This gives any potential intruder a warning and ample time to escape. (Escaping is better than encountering a surprise!)  If anything looks off about the property and you suspect someone may be inside, LEAVE. Call 911 and get to a safe place in order to wait for Police.
  • Electricity: As tempting as it is, DO NOT turn on the power prior to the Inspector performing a safety walk through check. Turning on the power without a proper investigation can create immediate safety hazards and/or cause damage to the property. 
  • Water: If the water is off, DO NOT turn on until the Inspector has had a chance to investigate. Turning on the water can cause immediate damage to the property. Even small amounts of water damage can easily escalate into thousands of dollars in repairs/remediation. 
  • Appliances: Please do not try to help the Inspector by operating appliances. After completing a thorough installation and safety check, the Inspector will activate theKross Inspectors appliances. Skipping this procedure can cause damage to the appliance/property AND create a safety hazard.
  • Ladders: Please do not attempt to use the Inspector's ladder. The Inspector has had specialized training in using ladders in order to prevent injury and/or damage to the property.
  • Tools: Kross Inspectors arms our team with an arsenal of Investigation Tools and Equipment in order to provide the most thorough Inspection possible. Please do not attempt to use any tools due to risk of damage to equipment and/or property. EXCEPTION; You are welcome to borrow the Inspector's tape measure! (Measuring room areas for furniture placement is a great way to pass the time while the Inspector is hard at work for you!)

Buyer Beware - Increase of FALSE Positive Chinese Drywall Homes!
As many of you know, Kross Inspectors was the first company to develop a proven protocol and offer Chinese  Drywall Inspections in late 2008!
 
Since then, our firm has performed well over 25,000 of these Inspections, making our team THE experts in identifying homes affected by Problem Drywall.  
 
No other firm in the country has the experience of Kross Inspectors.  With that, we have discovered a large increase of other Inspectors erring on the side of caution and identifying homes as being Positive for containing Chinese Drywall, when in fact the symptoms they are seeing are caused by other common and easily remedied problems! 
 
In the past week alone, Realtors throughout Florida have reached out to Kross Inspectors more than 10 times on behalf of their Clients in order to obtain second opinions.  In 100% of those cases, our Experienced Inspectors were able to identify the homes DID NOT contain Chinese Drywall, butChinese Drywall Inspections by Kross Inspectors showed similar symptoms due to excessive sulfur gases being distributed by the plumbing system!  In these situations, the fix costs less than $300, far less than the stress and costly ordeal of having to gut the home!
 
Not only did Kross Inspectors save the day for these Buyers, Sellers, and Real Estate Professionals, but the Realtors learned a valuable lesson.  They now refer Kross Inspectors to their Home Buyers as we INCLUDE Chinese Drywall Inspections with all of our Home Inspections on homes built from 2001 through 2010!  This saves all parties from having to pay double when inexperienced Inspectors cast a shadow of doubt on the property!  (And reduces the stress level by knowing right away and not having to second guess anyone!)

Radon In Florida? Really???
As the leader in the Inspection Industry, Kross Inspectors has opened a very controversial conversation with Real Estate Professionals and Home Buyers.  The conversation centers around Radon and why anyone should test a property as part of their due diligence when purchasing. 
 
Although Florida Law requires Real Estate Agents to disclose the possibility of Elevated Radon being present in any property, it isRadon Testing By Kross Inspectors surprising to hear many of the comments and questions among parties involved in Real Estate transactions when it comes to deciding whether to test!  Below are some factual answers to some of the most common comments:
  • I have sold more than 30 properties in this community and NEVER had a property with a Radon problem: FACT: 1 out of 5 properties in Florida tested reveal an elevated level of Radon. The comment above is mostly offered AFTER our test reveals an elevated level of Radon as a challenge to the test results. Our simple response is "How often have your Clients had a test performed in the community?"  The answer 100% of the time has been NONE.  FACT: You cannot know if a property is elevated WITHOUT testing!
  • I didn't think there was Radon in Florida:  FACT:  Radon is EVERYWHERE.  Radon is a decay product of the earth.  You cannot escape it without leaving the planet. FACT: Radon is the #1 cause of lung cancer among non smokers in the United States. (Long term exposure to even low levels of Radon presents a risk!)
  • I'm not worried about Radon.  All I have to do is open the windows to fix an elevated problem: FACT:  Properties with an elevated level of Radon can be mitigated very easily with common methods which are reasonable considering they are often a permanent solution to the problem. However, opening the windows IS one way of mitigating Radon. The reason it is not recognized as a true mitigation technique is due to practicality and common sense application. (1; The only way to know if you have to open the windows is to test. Radon is a colorless, odorless, and tasteless gas. Only a test can reveal elevated levels. 2; IT'S HOT! How practical is it to live with our homes open to 80%+ humidity with temperatures in the 90's to 100's most of the year?  3; MOLD.  Introducing increased humidity to your home, provides an opportunity for mold growth.)
In performing thousands of Home Inspections per year for potential Home Buyers we understand the concerns of all parties involved in the transaction. We realize the "Deal" may be at risk when elevated levels of Radon are found, but we do educate our Clients that there is a 20% chance of any potential purchase revealing an elevated level of Radon. Radon is NOT a "Deal Killer".  The fix is simple and often permanent. It should be considered in ALL transactions while performing due diligence due to the obvious health hazard.

Happy New Hurricane Season Year!
 
The 2017 Hurricane season begins in a few days. This is a test of our email delivery system and a reminder of our procedures during approaching storms. 
 
If you are an active HomeWatch Client with routine visits to your property while you are away, you do not need to do anything to remain on our response list in the event of an approaching storm this season. 
 
If you are a full time resident or we do not provide your routine HomeWatch services while you are away, please contact our office in order to review your contact information as well as pay your annual subscription fee of $75.  
 
2017 Hurricane Season Fees:
  • Annual Subscription (Non HomeWatch Clients): $75
  • Annual Subscription (HomeWatch Clients): FREE
  • HomeWatch/Annual Subscriber Per Storm Event Fee (Fee to install shutters and remove per storm event): $275 (up to 2,500 SF, $25 per additional 500 SF)
  • Non Subscriber/HomeWatch Per Storm Event Fee (Fee to install shutters and remove per storm event): $475 (up to 2,500 SF, $25 for each additional 500 SF...AND low priority scheduling - HomeWatch and Annual Subscribers installed first. Non Subscribers do risk not having shutters installed in time for storm.  
 
 
STORM PROCEDURES:
  • Should your neighborhood fall under a Tropical Storm Warning, we will start making phone calls to you in order to provide verbal status updates on local storm coverage and inform you of our procedures and time frames for preparing your home. 
  • Upon issuance by local authorities of a Hurricane or Tropical Storm Watch, we will activate our team of Licensed Inspectors to begin securing homes.  Our procedures will include storing loose items (yard ornaments, patio furniture, etc.) and installing hurricane protection on doors and windows.  We will take photos of procedures to be provided post storm in a summary report. 
  • Should our area sustain a direct hit of a Tropical Storm or Hurricane:
    • We will perform a damage assessment of your property as soon as safely possible.
      • We will provide you with the damage assessment via telephone immediately and follow up with a short report including photographs via email within 24-48 hours.
  • Should damage be found during our initial assessment, we will make every possible attempt to prevent further damage and secure the property, then coordinate with you to arrange for appropriate contractors to make necessary repairs. 
  • If your neighborhood experiences a power loss and your property is vacant, we will begin daily drive by inspections of your property in order to ensure it is protected until power is restored and alarm monitoring is active. 
  • Rest assured that our offices and Inspectors are equipped to maintain constant communications throughout power outages both via email and telephone.

Scheduling Inspection on Occupied Home Takes Teamwork!
The party in the transaction often contacting Kross Inspectors is either the Home Buyer or the Buyer's Realtor. Our team rarely has direct contact with the occupants prior to arriving. Therefore, it takes some effort on everyone's part when scheduling for occupied homes in order to ensure as thorough of an Inspection as possible.
 
Realtors in the transaction (Buyers and Sellers side) play an important role in helping home occupants understand the need for access to the property as well as informing them of how long the Inspection is anticipated to last.
 
Here are a few items to be relayed to occupants prior to the Inspection:
  • Time:  The typical inspection on an average single family home can take between 3 and 4 hours.  Letting occupants know this up front helps them plan accordingly whether they intend to be present for the Inspection or not!
  • Access:  The Inspector would like to have access to every room in the property.  This helps him/her keep from missing something important. If access to a room or area of the property is denied, the Inspector will mention this as a restriction within the report. 
  • Garage: Vehicles should be removed from the garage while the Inspector is doing his/her job.  We understand most people keep some storage in their garages, but making sure that storage does not blockKross Inspectors important components such as attic access, water heaters, air handlers, and electrical panels helps the Inspector conduct a more thorough examination of these items. 
  • Attic Hatches: All attic accesses should be clear for the Inspector to enter. Those in closets should have a clear floor space large enough for the Inspector to safely place a ladder.  Garage attic accesses should be unobstructed by storage or vehicles.
  • Appliances: Inspectors are restricted from operating appliances if they contain personal property due to the liability of damaging items stored in an appliance.  However, if the occupant is present and would like to take the opportunity to wash/dry a load of laundry or run a load of dishes, they are welcome!  The Inspector can document testing the appliances by watching the appliances cycle while the occupant is doing chores!
  • Hazards: If the occupant is aware of any damaged systems, electrical safety hazards, leaking plumbing components, etc, it helps greatly if those items are brought to the Inspector's attention PRIOR to beginning the assignment!  Notification can not only prevent a mess during the Inspection, but can save the attendees from risk of injury as well!
As you can see, it only takes a few minutes to properly inform the occupants of what to expect during the Inspection. This reduces the stress of having a home invaded by Inspectors and assists the Inspector in performing the most thorough Inspection possible!
