Radon In Florida? Really???
As the leader in the Inspection Industry, Kross Inspectors has opened a very controversial conversation with Real Estate Professionals and Home Buyers.  The conversation centers around Radon and why anyone should test a property as part of their due diligence when purchasing.

Although Florida Law requires Real Estate Agents to disclose the possibility of Elevated Radon being present in any property, it isRadon Testing By Kross Inspectors surprising to hear many of the comments and questions among parties involved in Real Estate transactions when it comes to deciding whether to test!  Below are some factual answers to some of the most common comments:
  • I have sold more than 30 properties in this community and NEVER had a property with a Radon problem: FACT: 1 out of 5 properties in Florida tested reveal an elevated level of Radon. The comment above is mostly offered AFTER our test reveals an elevated level of Radon as a challenge to the test results. Our simple response is "How often have your Clients had a test performed in the community?"  The answer 100% of the time has been NONE.  FACT: You cannot know if a property is elevated WITHOUT testing!
  • I didn't think there was Radon in Florida:  FACT:  Radon is EVERYWHERE.  Radon is a decay product of the earth.  You cannot escape it without leaving the planet. FACT: Radon is the #1 cause of lung cancer among non smokers in the United States. (Long term exposure to even low levels of Radon presents a risk!)
  • I'm not worried about Radon.  All I have to do is open the windows to fix an elevated problem: FACT:  Properties with an elevated level of Radon can be mitigated very easily with common methods which are reasonable considering they are often a permanent solution to the problem. However, opening the windows IS one way of mitigating Radon. The reason it is not recognized as a true mitigation technique is due to practicality and common sense application. (1; The only way to know if you have to open the windows is to test. Radon is a colorless, odorless, and tasteless gas. Only a test can reveal elevated levels. 2; IT'S HOT! How practical is it to live with our homes open to 80%+ humidity with temperatures in the 90's to 100's most of the year?  3; MOLD.  Introducing increased humidity to your home, provides an opportunity for mold growth.)
In performing thousands of Home Inspections per year for potential Home Buyers we understand the concerns of all parties involved in the transaction. We realize the "Deal" may be at risk when elevated levels of Radon are found, but we do educate our Clients that there is a 20% chance of any potential purchase revealing an elevated level of Radon. Radon is NOT a "Deal Killer".  The fix is simple and often permanent. It should be considered in ALL transactions while performing due diligence due to the obvious health hazard.

Kross Inspectors
Scheduling Inspection on Occupied Home Takes Teamwork!
The party in the transaction often contacting Kross Inspectors is either the Home Buyer or the Buyer's Realtor. Our team rarely has direct contact with the occupants prior to arriving. Therefore, it takes some effort on everyone's part when scheduling for occupied homes in order to ensure as thorough of an Inspection as possible.

Realtors in the transaction (Buyers and Sellers side) play an important role in helping home occupants understand the need for access to the property as well as informing them of how long the Inspection is anticipated to last.

Here are a few items to be relayed to occupants prior to the Inspection:
  • Time:  The typical inspection on an average single family home can take between 3 and 4 hours.  Letting occupants know this up front helps them plan accordingly whether they intend to be present for the Inspection or not!
  • Access:  The Inspector would like to have access to every room in the property.  This helps him/her keep from missing something important. If access to a room or area of the property is denied, the Inspector will mention this as a restriction within the report.
  • Garage: Vehicles should be removed from the garage while the Inspector is doing his/her job.  We understand most people keep some storage in their garages, but making sure that storage does not blockKross Inspectors important components such as attic access, water heaters, air handlers, and electrical panels helps the Inspector conduct a more thorough examination of these items.
  • Attic Hatches: All attic accesses should be clear for the Inspector to enter. Those in closets should have a clear floor space large enough for the Inspector to safely place a ladder.  Garage attic accesses should be unobstructed by storage or vehicles.
  • Appliances: Inspectors are restricted from operating appliances if they contain personal property due to the liability of damaging items stored in an appliance.  However, if the occupant is present and would like to take the opportunity to wash/dry a load of laundry or run a load of dishes, they are welcome!  The Inspector can document testing the appliances by watching the appliances cycle while the occupant is doing chores!
  • Hazards: If the occupant is aware of any damaged systems, electrical safety hazards, leaking plumbing components, etc, it helps greatly if those items are brought to the Inspector's attention PRIOR to beginning the assignment!  Notification can not only prevent a mess during the Inspection, but can save the attendees from risk of injury as well!
As you can see, it only takes a few minutes to properly inform the occupants of what to expect during the Inspection. This reduces the stress of having a home invaded by Inspectors and assists the Inspector in performing the most thorough Inspection possible!

Common Electrical Deficiencies Found During Home Inspections
Electricity was one of the greatest discoveries of mankind!

Without it, we would not be able to have most of the modern conveniences we enjoy today! (Lights, TV, Air Conditioning, Hot Water, Phones, and much more!)

Many potential problems and hazards come with this modern convenience!

Some of the most common electrical defects found during a Home Inspection:
  • Damaged or Malfunctioning Ground Fault Circuit Interruption (GFCI) Outlets: This is by far the most common problem found within homes Inspected by Kross Inspectors! Without GFCI protection in certain locations (Exterior, Bathrooms, and Kitchens), the risk of shock due to water exposure is HUGE! These outlets should be installed in ALL exterior receptacles and all interior receptacles within 3 feet of a water source. They should be tested regularly and replaced immediately when failing!
  • Inoperable Outlets: If an outlet does not work when tested, this can often be a simple fix, but left unattended poses a fire hazard if the fix is a wiring problem!
  • Ground Connection Not Found (Outlets): When testing an outlet, the tester reveals a missing or broken ground connection. This adds risk of serious shock or fire hazards when plugging in appliances! All outletsKross Inspectors Deficiencies should be tested periodically in order to determine if a hidden problem exists (like lightning strikes or rodents chewing wiring)!
  • Unterminated Active Wiring: Many Sellers of properties take their favorite ceiling fans and light fixtures with them leaving exposed wiring posing a shock and fire risk!  When fixtures are removed, the wiring should be capped off properly and secured in a closed junction box!
  • Obsolete Electric Distribution Panels: Not only do some older panels present a safety hazard, but some can end up having your Homeowner's Insurance denied or canceled!
The Licensed Professionals of Kross Inspectors know what to look for when it comes to electrical hazards within a potential purchase property. Along with everything else provided in the Inspection Report, we keep the safety and well being of your family as a priority!

FREE ADA Compliance Survey With ALL Commercial Building Inspections!
Our Clients and Commercial Brokers have been so impressed receiving a FREE ADA Compliance Survey with their Commercial Property Inspections for the past month, we have decided to extend this offer through September!

Why have an ADA Compliance Survey Completed?
  • Liability Reduction:  As property owners with public access, we are responsible to provide equal access for those with disabilities to goods and services.
  • Documentation:  By having a current survey on hand, this documentation often heads off the lengthy and expensive process of settling a dispute or complaint.
  • Average of 3 Easily Corrected Violations:  In performing these surveys, our experts have found an average of 3 violations perADA Compliance Questions
property.  Many of which are relatively easy and inexpensive to correct!
  • Review Property Design According to NEW Standards: Even if you have a newer building, violations are often found as new design standards are issued often for different property use types!
  • Do Your Part:  The Americans With Disabilities Act of 1990 is celebrating 25 years of removing barriers and empowering people!  You can do your part as a business or commercial property owner by ensuring your property is compliant for those with special needs!
Finally, are you contemplating purchasing or already own an older property of which you know is not in compliance with the standards?  Many of these properties ARE "grandfathered" in due modifications not being "readily achievable".  Only proper documentation provided by an Expert in the field can prevent the costly process of answering a dispute on your own.

Common Plumbing Deficiencies Found During Home Inspections

Water is one of the most common causes of damage to a structure. Whether it enters from the exterior or is caused by an internal problem, it can wreak havoc within a short period of time!

Kross Inspectors considers the Plumbing Inspection component of a Home Inspection to be one of the most important in order to detect current leaks and other hazards posing a risk of future leaks.

What are the most common plumbing defects found during a Home Inspection?
  • Stuck or Leaking Shut Off Valves: This is a sign of lack of maintenance. Shut off valves exercised regularly will last much longer without leaks! Ideally, working your shut off valves monthly will add years to their life!
  • Leaking Fixtures: These not only wasteKross Inspectors Common Defects your water supply, but they can cause plenty of damage to adjacent surfaces.
  • Loose Toilets: A loose toilet may not leak at the time of discovery, but being left uncorrected, it WILL leak water and waste some time in the future!
  • Clogged Drains: Clogged drains will sneak up on you quickly! Any indication of a slow or clogged drain should be investigated immediately. Blockage in the drain is the usual suspect, but sometimes it can be a red flag of a larger septic or sewer drain problem!
  • Polybutylene Piping: Polybutylene piping may or may not be a problem at the time of the Inspection, but it has a history of failing without warning due to its composition. Replacing polybutylene piping is important not only to prevent that sudden disaster, but most insurance carriers will not cover a home with polybutylene piping installed!
Users of the Home Inspection Report provided by Kross Inspectors need to keep in mind, even though an active water leak may not have been detected at the time, it is important to follow directions offered and take preventive measures in order to ensure problems do not surface as a result of lack of maintenance! Exercise shut off valves regularly, fix leaking fixtures immediately, and maintain your drainage system by cleaning out your pipes and treating septic systems regularly.  And remember, MOLD thrives with a water source indoors!

Chinese Drywall Update From The Experts
Just like so many others in this industry, we thought Chinese Drywall would be a low level topic by now.  It seems not!

Kross Inspectors received more than a dozen phone calls from Home Buyers in the past week regarding homes suspected of having Chinese Drywall!

Chinese Drywall Info From Kross InspectorsAs many of you may know, Kross Inspectors was the FIRST company to offer Chinese Drywall Inspections in late 2008 when the problem was first discovered.  Since that time, we have performed over 25,000 of these Inspections!

Being the most qualified and experienced firm, many Realtors and even other Home Inspectors refer to Kross in order to obtain a final answer on whether a home is affected or not.

The good news is, out of the 12+ phone calls received last week, only ONE was confirmed by Kross to be Positive for containing Chinese Drywall!  The remaining homes Inspected by Kross were determined to display symptoms similar toChinese Drywall Info from Kross Inspectors Problem Drywall, but caused by other sources which were easily remedied without gutting the entire home!

Home Buyers MUST have a Chinese Drywall Inspection performed on homes built from 2001 through 2010 by a Qualified Firm in order to reduce the risk of discovering a problem later!

Avoid stressful and costly delays by hiring the Experts first!  Kross Inspectors includes a Chinese Drywall Inspection for pre purchase assignments on homes built in this year range without any additional fees!

Home Inspections Including Mold Testing
Mold is everywhere!  Molds are part of the natural environment in and around a home. Mold only becomes a problem when it begins to grow indoors. This is why Kross Inspectors offers Mold Testing within our Environmental Home Purchase Package and as an add on to our Standard Home Inspection.

There are two methods of Mold Testing available from Home Inspectors WITHOUT being destructive:
  1. Air Sampling:  A single air sample from the exterior is taken (often called the Control Sample) and compared to Interior Air Conditioning Return Samples.  Samples are provided to a qualified laboratory forKross Inspectors Inspection Defects
analysis. Reports are flagged by the Lab if abnormalities or elevated levels of mold spores are found within the interior samples.
  2. Swab Sampling:  Is suspicious surface growth is observed, the Inspector can swab the substance. The sample is sent to a qualified laboratory for analysis. The laboratory confirms if the substance is Mold and identifies the species found.
Although Florida Law allows a Home Inspector to perform Mold Testing as part of the Scope of a Home Inspection, the users of these Reports should keep in mind the Home Inspector is only a Generalist and often not an expert in any one particular field. If a Lab report reveals a potential problem, it is time to bring in a specialist. (Think of this like you do your Doctor.  A General Practitioner of Medicine often refers to a Specialist when symptoms indicate a potential problem requiring attention.)

Upon receipt of your Home Inspection and Mold Lab report from Kross Inspectors, you should carefully review both before making a final purchase decision. If the Lab report indicates elevated levels of Mold requiring further attention, a Licensed Mold Assessor and Licensed Mold Remediator should be consulted for the recommended solution. This often does include an invasive and destructive investigation not performed by the Home Inspector during the initial visit due to time constraints and restrictions. However, your Kross Inspectors professional can often provide valuable information to these Specialists during their investigation based on the findings within the Home Inspection.

Don't skip the Mold Test! Kross Inspectors has multiple options for including Mold Testing within your Home Inspection. It is not worth the risk of exposing your family to a known health hazard!
