Q: What is included in your typical home inspection?
A: Our basic Home Inspection begins with a Chinese Drywall Inspection if the home was built in 2001 through 2010. After that, we perform a full inspection of the exterior of the property (structure, site, and roof) including any exterior ancillary items such as swimming pool structure, pool equipment, irrigation systems, well equipment, etc. We then move to the interior and perform a full evaluation of all doors, windows, walls, ceilings, floors, and installed appliances. An evaluation and inspection of the electrical, plumbing and HVAC components is included as well. Finally, we will enter the attic space and complete an insulation/ventilation inspection and a roof structure inspection. In addition to these items, we include for FREE a RecallChek on all of our bundled Inspection Packages, showing any known manufacturer defect or safety recall notices issued on appliances and major systems such as water heaters and air conditioners. If you would like to add the RecallChek to a standalone inspection we have it available for a $49.95 fee.
Q: Aren't FEES the only difference between Inspection Companies, now that mandatory state licensing is in effect?
A: NO. Although State Licensing has introduced some minimum guidelines for Inspectors, these minimum guidelines do not always arm consumers with enough information to make decisions. Kross Inspectors offers many additional services within our basic pricing which other Inspectors do not or are not properly qualified to offer. Q: Do you inspect for mold?
A: We do include a search for visual evidence of surface mold with our Full Home/Condo Inspections. However, a visual inspection cannot tell us if there is a hidden mold problem. At your request, our Inspectors can take samples of the interior atmosphere and send to our partner laboratory for analysis. The laboratory will determine if there is an elevated level of "hidden" mold within the samples taken as well as provide you with a detailed report of the types of mold spores found. Q: Do you inspect for Chinese Drywall?
A: We include an inspection for Chinese Drywall with home/condo inspections on homes built in 2001 through 2010 with no additional fee. We also provide stand alone Chinese Drywall Inspections. To find out more about our Chinese Drywall Inspections, click HERE.
Q: Should I have a Radon Test?
A: Radon is present everywhere. The Florida Department of Health reports that 1 out of 5 homes in Florida contain an elevated level of Radon! Due to the simple fact that Radon levels differ from one property to another, we must always advise to have a Radon Test performed. We have Florida Licensed Radon Measurement Technicians on staff to perform Radon Testing. Knowing the levels of Radon within your home is very important to protecting your family's health. Q: How long does a typical home inspection take?
A: The typical home inspection takes an average of 3 hours for homes up to 2,000 square feet living area. Larger and older homes may take more time. Our Licensed Inspectors DO NOT take shortcuts. This ensures we are providing you with an accurate assessment in order to make an informed decision.
Q: Will you be able to repair items found wrong with the property?
A: NO. Florida law prohibits any licensed Home Inspector to offer to repair items found during the Inspection process. Doing so creates an obvious conflict of interest in which the Consumer's best interests are often not kept in mind by the Inspector. As a convenience to our Clients, we will refer local providers to perform repairs, but we CANNOT and WILL NOT accept any referral fees or "kick backs" from these providers for the referral. We only refer qualified professionals of which we know have provided quality services to our Clients in the past.
Q: How far in advance do I need to request an appointment?
A: With our full staff of Inspectors, we can book your appointment with only 24 hours notice. Please call our office at (877) 496-4662 if you need to schedule a rush appointment. Rush appointments are provided without additional fees.
Q: How soon after the inspection will I receive my completed report?
A: We realize that time is of the essence in making your decision. Our Inspectors utilize advanced mobile technology in order to deliver Inspection Reports ON SITE. Upon completion of the Inspection, our Inspector will deliver your comprehensive report, including photos, to your email.
Q: How do I obtain a copy of my report?
A: Your report will be delivered via email and also uploaded to our secure website and available for your download. Upon request, we will print and mail copies of the report at no additional charge. Copies may be picked up at any one of our offices with only 1 hour notice. (Office business hours are 8am - 5pm Monday through Friday)
Q: How can I pay for my inspection?
A: We accept cash, check, and all major credit cards. You may pay the Inspector on site, pay online with a major credit card, pay over the phone with a major credit card, or you may mail in a check for the invoice (keep in mind that completed reports are not available until payment is received).
Q: Do I need a Termite Inspection?
A: Although the majority of our conventional construction in this area is concrete block, we encourage ALL clients to obtain a termite inspection. You should consider that many components of your home are still wood construction (roof trusses, window frames, door frames, etc.). Florida Law requires that ALL Termite Inspections be performed by a Licensed Pest Control Company. This is why we partner with a local pest control company. Upon request, we will arrange for a Termite Inspector to be on site at the same time as our Inspectors, saving multiple trips to the property!
Q: Do I need a Four Point Insurance Inspection?
A: A Four Point Insurance Inspection may be required by some insurance companies for older homes. This is a basic verification of the condition of four elements of the home (Roof, Electrical, Plumbing, & Heating/Cooling). We offer this inspection in addition to Full Home Inspections and also include them within our Basic Home Purchase Package providing over $250 in savings to you!
Q: Do I need a Wind Mitigation Inspection?
A: The Uniform Wind Mitigation Verification Report is a form standardized by the State of Florida and includes a mandated Inspection process developed in order to assist Consumers in obtaining discounts on homeowner’s windstorm coverage. The purpose of the inspection is to verify that the structure and roof is built or improved according to certain hurricane codes and to verify the effectiveness of installed hurricane protection (storm panels, shutters, and/or impact resistant glass). The savings on your insurance premiums can be up to 45%! We provide this inspection in addition to Full Home Inspections and also include them within our Basic Home Purchase Package with over $250 in savings to you!
Q: Does Florida require a Home Inspector to be licensed?
A: YES. Effective 7/1/2010, Florida Statute Chapter 468, Part XV provides for licensure and regulation of Home Inspectors. This law requires that anyone who provides "Home Inspection Services" to be properly educated and licensed to conduct business in Florida. All of our Inspectors are Licensed and Insured to perform Inspections. Beyond a Florida Home Inspector License, many of our Professionals carry additional Licenses such as Mold Assessors, Certified Radon Measurement Technicians, Certified General Contractors, Certified Residential Contractors, Certified Building Contractors Licenses. All of which require additional experience, education, and training under Florida Law.
