Chinese Drywall Update! Urgent Consumer Warning!
Just when we thought Chinese Drywall was fading into the background, a potential Home Buyer reaches out to us about concerns raised by his Home Inspector (Not Kross Inspectors)!
Short story we are hearing more and more lately:
Inspector (Not Kross) Suspects Chinese Drywall
Client or Agent Wants Confirmation or Second Opinion
Kross Inspectors (The EXPERTS) Determines No Chinese Drywall
Client Has Now Paid for TWO Inspections
A new twist came up last week that absolutely SHOCKED us!
The Inspector in step 1 above offered to Inspect for Chinese Drywall for an ADDITIONAL $500!!
But wait, there's more! That Inspector advised in addition to the Inspection fee, he would need to charge another $1,300 to if Client wanted damages caused by the additional Inspection repaired!
LESSON TO BE LEARNED BY HOME BUYERS:
If Chinese Drywall Inspection is NOT included for homes built from 2001 through 2010, FIND ANOTHER INSPECTOR. Experienced and Professional Inspectors will not charge extra to look at components of the home they are already Inspecting in the course of a standard Home Inspection.
If Inspector can only perform a DESTRUCTIVE Inspection, FIND ANOTHER INSPECTOR. Experienced Inspectors can perform the Inspection without damage.
If a Florida Home Inspector offers to make repairs to the home for additional cost, CALL LAW ENFORCEMENT. It is against Florida law for any licensed Home Inspector to offer to make repairs to a home Inspected for a fee!

COVID-19 Update 4/3/2020
New Inspection Safety Guidelines!
Please Read Carefully!
Please review our new safety guidelines in place for Residential and Commercial Property Inspections:
Protective Equipment: For your safety and ours, we will be wearing personal protective equipment (PPE) (masks, gloves, shoe coverings, etc).
It is getting HOT outside, and even Hotter for the Inspector wearing PPE!! Therefore, please be mindful of holding the Inspector hostage in the hot sun talking. Keep in mind, all your answers will be in the reports and your Inspector is available to speak over the phone.
Social Distancing:
Residential Properties:
Key Holders ONLY!
The property must be vacated while we perform our Inspection. NO EXCEPTIONS. The Inspectors will NOT be providing our standard Walk Through after completion. Reports will still be delivered same day and the Inspector will be available to answer questions over the phone. (Face time is available for brief reviews of major items found while Inspector is on site.)
Commercial Properties: Inspector will be maintaining 6’ of separation from any occupants and NOT touching surfaces. (Limited testing of elements will be performed using PPE.)

Amid the ongoing concerns over the outbreak of Coronavirus (COVID-19), we want to provide an update regarding the efforts of Kross Inspectors in protecting the general public and our employees.
Although our offices do not normally receive foot traffic from Clients, we are restricting public access until further notice. However, we stress that we are OPEN for business! Our Administrative staff is able to schedule and provide customer service as usual via telephone, email, and our online portals.
We will continue to provide on site Inspection Services, but will be implementing additional safety guidelines to be followed by our Inspectors AND those attending:

We are very glad to meet you and look forward to serving you, but will not be shaking hands. This is for ours and your protection.
Minimal Attendance Please:
To adhere to the most recent guidance issued by the CDC, we request that only essential personnel for access attend the Inspection. As you know, Kross Inspectors will deliver your Inspection Report SAME DAY via email and the Inspectors are available for phone and/or video conferencing to answer any questions.
Screen Occupants Before Scheduling:
For the Inspectors safety, we will be inquiring if any of the Property's occupants are ill, under quarantine, or self isolation. If any answers are yes, we will not able to confirm scheduling.
We will provide updates as needed and remain committed to providing the highest level of customer service you have come to rely upon.

Dryer Vent Needs Attention!
Did you know one of the first signs of trouble in your dryer exhaust vent is longer drying times?
Yes, this is the first sign of blockage in a dryer vent needing immediate attention.
Not only do clogged dyer vents cause longer drying times, using more energy, but they also pose a significant safety hazard!
The National Fire Protection Association estimates one out of every 22 home fires involved Dryers or Washing Machines! (

Pool Inspection Protocol
As the largest Inspection firm in Florida, Kross Inspectors ALWAYS includes an evaluation of the swimming pool and associated equipment with our Home Purchase Inspections...for FREE!
A swimming pool is a very popular feature of a home in Florida, with the best part being we can use it year round for relaxation, exercise and entertaining!
Our Inspectors are trained in performing basic visual inspections of pool structures and physical testing of the associated equipment (pumps, water features, spas, heaters, remotes, etc.). Our Pool Inspection Protocol includes:
Structure (Damage, settlement, visible leaks, etc.)
Pool Deck (Damage, settlement, etc.)
Timer/Remote Control Operation
Pool Pump (Damage, leaks, excessive vibration/noise, etc.)
Pool Heater (Basic operation by engaging the system.)
Solar Panels (Attic and roof inspection looking for visible damage or leaks.)
Water Features (Operation with home owner controls and inspection of exposed piping for leaks.)
Screen Enclosure (Screens, framing, and tie downs.)
Of course, there are limitations placed on this part of our Home Inspection due to time constraints and the Inspector's level of expertise. Keep in mind a Home Inspector is a Generalist and reports on visible deficiencies which may require further analysis and review by a specialist in that component. The swimming pool Inspection comes with the following limitations:
Equipment: As experienced home owners with pools ourselves, we know pool equipment (pumps, heaters, solar panels, remotes, etc.) WILL fail without any advanced warning. That is, it may work at the time of the Inspection, but Inspectors CANNOT guarantee future performance. This is something every pool owner should be aware of and accept and plan for as responsibility of ownership.
Pool Heaters: Although a pool heater may be functional at the time of the Inspection, it is impossible for a Home Inspector to determine efficiency within the time allotted. (For example, it typically takes an electric pool heater 24-72 hours to raise the water temperature 20 degrees!) A pool heater technician may be required in order to evaluate efficiency of the system. Further, a licensed pool heater technician uses specialized equipment which may find certain elements of the system are failing, even though it appears to be functional.
As we mentioned, Kross Inspectors offers the Pool Inspection as part of our Home Inspection without any additional cost, while other Inspectors charge extra. Keep in mind the same limitations apply whether you pay extra to any Home Inspector, unless the additional service is performed by a Florida Licensed Pool Contractor and guarantees are in writing. Furthermore, we encourage all Home Buyers to invest in a Home Warranty. Be sure to ask if the warranty covers the pool and equipment! (Ask your Realtor for more details.)
